First, you'll want an agent ready and able to make a fulltime commitment to you. I can and will do that. My goal is to never have more than one listing for any given tract. I believe you cannot fully represent more than one seller in a tract without taking from another. You will start playing one listing verses the other and divide your time between them. Devoting 100% of your time to market several homes will never be better than 100% to one home. I will always do my best to sell my listing before taking another in the same tract.
Second, an agent with the experience needed to know the local neighborhoods, schools, market conditions, ordinances, etc. With my 30 plus years in this area, I have the expertise and track record of success you need.
